European Logistics Investment (ELI), a large-scale logistics platform in the Polish market, has launched a new phase of its Warsaw Airport Kinetyczna project with Panattoni as the developer. This second phase of the investment, totalling nearly 12,000 sqm of GLA is scheduled for completion in Q1-2026. The first lease has already been secured with a supplier of electric and internal combustion warehouse forklifts and other material handling equipment, which will occupy approximately 3,000 sqm. The first phase of the project, comprising over 11,000 sqm, was completed in October 2024 and is fully let to a leading e-commerce delivery platform in Europe.
Warsaw Airport Kinetyczna, strategically located in Warsaw – Poland’s key logistics hub – offers exceptional connectivity to strategic transport infrastructure, including Warsaw Chopin Airport, the Southern Warsaw Bypass, and major expressways (S2, S7, S79, and S8). This prime location ensures seamless access across the metropolis and provides an optimal base for distribution to other major cities, particularly in the south and west of the country.
Certified BREEAM Excellent, the asset meets the highest environmental standards, featuring advanced energy and water-saving systems alongside user-centric well-being solutions. Designed to accommodate city-logistics tenants, the development also includes premium office space suitable for company headquarters, creating a highly functional environment that supports smooth and efficient business operations.
"Recent data for the Polish market show a steady increase in demand for industrial and logistics space. As of the end of Q2 2025, the vacancy rate for Warsaw’s inner city and suburbs stood at a blended 6.6%(1), down by 1.6 pp over the last 12 months (compared to the national average of 8.1%(1)). In the first half of 2025, total gross take-up in Poland amounted to more than 2.9 million sqm, an increase of 12% year-on-year(2). At the same time, the Warsaw area generated 20% of total leasing volume(3) – making the capital city the most active leasing market in Poland. We are taking advantage of these positive market conditions and are initiating the next stage of the investment. Project financing is provided by Santander Bank Polska S.A., which has originated an investment and development loan of more than EUR 22 million for the entire project. The new phase of Warsaw Airport Kinetyczna project is constructed by Harden Construction acting as the general contractor.
